  1. CONDOMINIUM ASSOCIATIONS ARE BUSINESSES!
    • They have Boards of Directors that make and enforce the rules.


  2. THE RULES MUST BE FOLLOWED. IF NOT, THE NIGHTMARES OCCUR!


  3. CONDO ASSOCIATIONS ARE NOT COMPLETELY MAINTENANCE FREE:
    • Contractors take care of most of it---like snow removal and landscaping. Some maintenance may be required of you, like patios, windows, and doors. It depends on what the governing documents say is your responsibility.


  4. YOU DON'T HAVE MUCH CONTROL OVER THE FINANCES:
    • The board sets the monthly or yearly fees.
    • The board decides when major items must be repaired or replaced.
    • The board hires the contractors.
    • The cost of living affects the cost of services.
